Filinvest City: Expanding Access to Progress

In order for any business to thrive, it needs enough room to grow.

So while many companies have established presence in the country’s capital, more and more of them are now looking outside of central Metro Manila for the future of their business.

“We are seeing more developments in the South because rents and land prices in central Metro Manila have become so expensive,” says CB Richard Ellis Philippines. “When you compare rental rates in the various CBDs, in terms of cost and value for money, places like Alabang are proving to be one of the better alternatives.”

It is little wonder then that Filinvest City in Alabang has become a rapidly growing CBD in recent years, rising to the demands of today’s business landscape. At 244 hectares, it is the biggest township in terms of land area in Metro Manila, and has all the space to accommodate even greater growth in the future.

At present, among other CBDs, Filinvest City has the highest built office Gross Leasable Area (GLA) which caters to a thriving business & BPO community, particularly in its PEZA-registered Northgate Cyberzone.

EASE AND ACCESS
While commerce continues to flow and flourish within the borders of Filinvest City, another factor that makes it an increasingly attractive business location would be the new roads geared towards the South, intended to keep up with the rapid growth in the area.

According to CB Richard Ellis Philippines, “These road connector projects of the government such as Skyway Stage 3, Muntinlupa-Cavite Exit (MCX) and Cavite-Laguna Expressway (CALAEX) are expanding the market substantially, easing the traffic in already congested CBDs and opening up more opportunities for businesses in the South.”

While Filinvest City is already highly accessible via the South Luzon Expressway, Skyway, C5, Daang Hari and Alabang-Zapote Road, the completion of the new road projects will further reduce travel time from Filinvest City to various points in Metro Manila and in the North.

Filinvest City has the most number of access points and is the only township in the south that is directly connected to entry and exit points of the Skyway. Once Skyway Stage 3 is completed in 2017, travel from Filinvest City to Balintawak will only take about 30 minutes. Via the NLEX-SLEX Connector Road and North Harbor Link, Filinvest City to Valenzuela will only take 50 minutes or less.

This translates to many added hours of productivity, allowing executives to more easily conduct trade with partners, investors and suppliers. They can be securely on the road to building their businesses, rather than wasting time negotiating their way through heavy road traffic.
